Project Highlights

A recent State of Illinois gaming expansion awarded several economically challenged cities the right to host a gaming facility in an effort to foster economic development. The City of Danville, Illinois was one of the cities chosen and subsequently selected Danville Development, LLC as their developer of choice.

The project is located approximately 35 miles east of Champaign, Illinois and immediately across the Indiana/Illinois border. The project site is a previously developed parcel of approximately 8.5 acres, predominantly level, having all public utilities and municipal services available. Existing structures on the property consist of three pre- engineered metal buildings, totaling 110,000 sf. One of the existing pre-engineered metal buildings of approximately 60,000 sf, will be retained as the structure for the gaming facility. The remaining 50,000 sf of existing structures will require demolition prior to start of construction. Approximately 52,000 sf of the existing 60,000 sf single story structure will be built-out as the gaming facility. The remaining 8,000 sf of building area will remain as shell space for future build-out.

The gaming facility design provides for approximately 17,000 SF of gaming floor area to accommodate 500 slot machines and 14 gaming tables. Dining amenities will include a Saltgrass Steakhouse for three meal dining with a patio offering outside dining, including fireplace seating. Both restaurant and patio are accessible to the general public. Additional amenities include a sports bar as well as a café that is accessible from the gaming floor.

Parking will be facilitated through approximately 700 surface parking spaces conveniently located to three entrances, the main entrance at the porte cochere, the bus entrance and the entrance at the Saltgrass Steakhouse.

Off-site work consists of constructing a new connection/crossroad between two local roads at the front of the parcel. The connector will facilitate direct access to and from the gaming facility, while mitigating any need for signalization at existing intersections.
